The NEW Nashville Apartment Locators, an energetic, fun, and aggressive Apartment Locator Service in the Nashville market, is looking to fill several Leasing & Relocation Consultant positions.
At Nashville Apartment Locators (“NAL”), we bring hundreds of different apartment communities pre-qualified residents to lease at their property. This service is totally free to the resident. The apartment communities pay us a commission from their advertising budgets for bringing them a qualified resident that signs a lease, moves in, and pays his/her rent.
There is realistic opportunity for the right person to make a very nice living (between $50,000 - $90,000 annually) in this job while still having some flexibility. You’ll have control over what you earn. NAL will provide you with great tools, leads, training, and systems to be successful. You’ll need to possess an active Tennessee Real Estate license to do this job, so if you already have one, then great! If not, be prepared to earn one very soon.

It is very important that you are genuinely enthusiastic about living in the Nashville area and are able to convey that authentic enthusiasm to others. You must be able to work quickly when a new lead comes in to convert it to a lease. You’ll need to be politely assertive and confident in your apartment market knowledge to help those who are having difficulty coming to a decision on their apartment selection. You will screen prospective client eligibility by asking certain defined questions as well as answering questions and driving prospective residents in a vehicle to multiple identified apartment communities so they can select which one will be their new home.

You’ll need to be a good listener with a winning attitude, an effective communicator, and able to maintain a professional appearance (both personally and professionally). While we’re not as tough as Alec Baldwin in the movie Glengarry Glen Ross (https://youtu.be/GrhSLf0I-HM warning: it has adult language), we have high expectations as to results. This is a sales position. It will be good for you to procure many of your own leads (we help provide you with the tools you need to do so). The company will also provide you with good, qualified leads, and you’ll have to be able to work with a wide variety of people to efficiently help them find their new home in Nashville. You will have multiple clients (sometimes famous ones) but will need to be able to juggle between them in a way that provides all of your current prospects/clients with great service. You’ll have to do such a good job that clients are inspired enough to write great online reviews about the service they received from you.
If you do not love helping people and having fun while doing it, then this opportunity is not for you. While the money and lifestyle is good, it can’t be the only reason you’re doing this job. Building great relationships with large company human resources departments, regularly posting interesting Craigslist ads, following up immediately with internet leads that find us through Google searches, etc., managing your own social media accounts (and maybe company ones too) in an effort to attract new clients are all important.
A PhD from Princeton is preferred but not required. Not having a college degree won’t hold you back in this position.
TRAINING / CERTIFICATES / ASSOCIATION MEMBERSHIP
Tennessee Affiliate Broker Real Estate License Needed. National Apartment Leasing Professional (NALP) preferred. Prior Fair Housing Training is good as well.
SPECIFIC SKILLS & EQUIPMENT
Microsoft Office Suite including Word, Excel, and Outlook. Our custom-built Property Database and CRM (Client Relationship Management) software. Common social media platforms such as Facebook, Instagram, Snapchat, Twitter, etc. Smart phone. Text Messaging. Knowledge of Fair Housing Laws. Good driving record, clean working vehicle, and maintained insurance on that vehicle
You will have a furnished workspace at NAL’s office, which is currently located in Green Hills. However, this opportunity does offer some flexible hours with the occasional option of e-commuting.
Bear in mind that occasionally staying late, starting early, and sometimes working on the weekends will be necessary with this position. For times when you’ll be working from home, NAL has a great cloud computing technology platform that will enable you to be productive even when you can’t be in the office.
Must be able to perform the physical functions of this position, which may include, but are not limited to: ability to walk large properties, including four flights of stairs, during apartment tours. Your Fitbit will love you.
Mostly Prospective Leasing and Relocation Clients. However, you’ll work with other Consultants, Trainers, and Other Internal Team Members. You’ll report directly to the Company’s Leasing & Relocation Sales Manager and NAL’s Managing Broker.
$50,000 - $90,000 annually. More details on exactly how this is paid out if you are selected. It is also somewhat based on prior experience. These are smaller, high volume regular transactions.
