2025 By the Numbers: Where Renters Leased and What Amenities They Prioritized

To better understand where the market is headed, it’s important to look at where renters leased in 2025. 

The most leased markets last year, according to our internal data:

• The Gulch – Walkable, lifestyle-rich, and close to downtown employers, The Gulch remained a leasing powerhouse despite a price-sensitive market.
• Wedgewood-Houston (WeHo) – Creative character, expanding residential options, and walkable to local restaurants and coffee shops
• River North – Emerging inventory and competitive pricing offer comparatively lower rental pricing relative to nearby neighborhoods.

Beyond location, renters were taking a number of different amenities into consideration

• Lower Base Rent > Move-In Specials – Flashy concessions took a back seat to predictable long-term pricing. Renters were more focused on price stability and monthly affordability over short-term incentives. 
• Parking Costs – Fees above $100 per vehicle became a sticking point, especially in urban-core areas.
• Walkability Still Wins – Daily life (restaurants, shopping, fitness, etc)  within walking distance remained a key factor.

• Softer Neighborhood Loyalty – In 2025, renters shopped the entire city, prioritizing overall value over ZIP-code loyalty.

What to Expect in 2026

If 2025 was about stabilization, 2026 is about strategic evolution – in neighborhoods, pricing and renter behavior. 

Some emerging neighborhoods we’re watching in 2026:

• Charlotte Park – Historically residential and developing quickly. 
• Germantown Edge / North Nashville Expansion – New builds and retail push traditional boundaries, creating “Germantown-adjacent” appeal.
• Buena Vista Heights, Osage, North Fisk & Cumberland Gardens – Near-downtown access at competitive pricing appeals to value-minded renters.
• The Nations – Now firmly established, The Nations continues to attract renters as a walkable, retail-rich alternative to downtown living.
• East Bank Redevelopment – The 550-acre East Bank transformation remains one of Nashville’s most consequential long-term projects. Its mixed-use vision will have a long-term influence on rental inventory and lifestyle patterns. 

But emerging neighborhoods aren’t the only trends we’re seeing in the rental market as we head deeper into 2026. 

Affordability pressures are reshaping living arrangements across the country, from roommates pooling resources to multi-generational households. While Nashville’s transplant-heavy demographic may moderate this trend, roommate-driven leasing and flexible floorplan demand are expected to remain renter themes in 2026.
